Kama'ole (Kam) Sands is a resort unto itself in South Kihei directly across from Kam III Beach Park.  It consists of 440 individually-owned condominium units in ten 4-story buildings.  Kam Sands was constructed in 1983 and is one of the nicer projects in Kihei situated on a huge 15 acre site with tropical landscaping throughout.  The grounds consist of manicured lawns, tropical plants & trees, walkways, footbridges over flowing streams, a majestic water fountain, huge pool area with spa & wading pool, multiple BBQ facilities, and 4 tennis courts.  Were it not so close to a delightful sandy beach, one might be temped to relax and never leave except to dine out at the many surrounding restaurants.  Zoning is Apartment and vacation rentals are allowed (and the norm) as of the time of publication.

Condo units are mostly 1- & 2-bedrooms with a few 3-bedroom units.  Living area is large, over 800 sq. ft. for 1-bedroom units and in the 1,000 to 1,200 sq. ft. range for 2-bedroom units.  All have 2 full baths with some 3-bedroom units having 3 baths.  Buildings 1, 2, 3, 5, 6, 7, & 10 are arranged in a "U" shape fronting the central green area with the amenities and the ocean in the distance.  Buildings 4, 8, & 9 front the parking area.  Although building 5 is located farthest from the ocean, it has the best views due to an orientation faces down the greenbelt and directly toward the ocean.  The project is gated on the north side (on Keonekai Rd) while the main entrance off S. Kihei Rd is not.
