Maui Lani Island and Bluffs is an upscale, gated subdivision in Central Maui on a bluff-top overlooking The Dunes at Maui Lani Golf Course.  Island and Bluffs have 185 and 35 home sites respectively.  The Maui Lani Community Association website has a wealth of material including a list of guidelines & rules.  Use restrictions has information on allowed home sale signs, parking, and more.

Median home and lot sizes are about 2,200 sq. ft. and 9,600 sq. ft. respectively.  Lot sizes in The Bluffs are a little larger than The Island while home sizes are similar.  The Islands has a unique landscaped pedestrian strada (walkway) running the length of the community.  Homes are a mix of custom homes and those built by Schuler Homes.  The central core of The Island are Schuler homes; custom homes are located on the periphery.  The popular Maestro floor plan received a 2003 Parade of Homes award.
